Is the site visit free or do you charge for quotations?

There is no charge for us to come to your property, assess the scope of work, take measurements, and prepare a detailed quote. We take accurate measurements and photographs so that our quotation is based on real data, not rough guesses. If there are any concerns about damp, structural movement, drainage, or other issues common in older Maltese and Gozitan properties, we will flag them during the visit and discuss how they might affect the project.

This is also your opportunity to ask questions. Want to know whether a particular wall can be removed? Curious about the best waterproofing solution for a flat roof exposed to the Maltese sun and salt air? Wondering whether limestone cladding or rendered walls would be better suited to your property? How the Quotation Is Prepared

After the site visit, we prepare a detailed, itemised quotation. This is not a single figure scribbled on the back of a receipt. Our quotes break down the work into clear sections so that you can see exactly what is included: materials, labour, specific tasks, and any preparatory work that may be required. If the project involves multiple trades, such as plastering followed by painting, or waterproofing followed by tiling, each element is listed separately so you understand the full picture.

We make a point of ensuring there are no hidden costs. The price you see in the quotation is the price you pay, provided the agreed scope of work does not change. If you decide to add something during the project, we will discuss the cost implication with you before proceeding, so there are never any unpleasant surprises on the final invoice. What to Prepare Before the Site Visit

To make the most of the site visit, it helps if you have a general idea of what you want to achieve. You do not need detailed plans or architectural drawings, although if you have them, we are happy to review them. A simple explanation of the work you have in mind, along with any preferences for materials or finishes, is usually enough for us to get started.

If you have any permits or planning documents from the Planning Authority, bring those along as well. For properties in Gozo and Malta, particularly those in Urban Conservation Areas or those classified as scheduled buildings, there may be specific requirements that affect the type of work that can be carried out. We are familiar with these regulations and can advise accordingly.

It is also helpful if the areas to be assessed are reasonably accessible. If we are quoting on a roof terrace, make sure we can reach it. If the work involves a basement or well, let us know in advance so we can bring appropriate equipment for the inspection.

Comparing Quotes in Malta’s Construction Market

We always encourage clients to get more than one quote. Comparing quotations is a sensible step, and we welcome the comparison because we are confident in the value we offer. However, when reviewing quotes from different contractors in Malta and Gozo, it is important to compare like with like.

A lower price does not always mean better value. Check whether each quotation includes the same scope of work, the same quality of materials, and the same level of finishing. Ask whether the price includes waste removal, scaffolding if needed, and any preparatory work such as hacking off old tiles or treating damp. Some contractors quote low and then add these costs later, which can make the final bill significantly higher than expected.
